How to Build a Property Rental App Like NoBroker
NoBroker's promise is simple: owners and tenants deal directly, without paying a broker a month's rent. The product challenge is keeping that marketplace honest — real owners, real photos, real availability — while still earning money from somewhere.
Founders we work with usually target a slice of it: rentals in one city or university area, PG and co-living listings, flatmate matching, or society-level rental boards for large projects like those in Greater Noida West. Each needs strong verification and a clear monetisation plan from day one.
How NoBroker actually works
Owners post a property with photos, rent, deposit and preferences (family, bachelors, pets). The listing is checked — sometimes by a call or visit — before it goes live. Tenants search on a map with filters and shortlist properties.
Instead of paying a broker, tenants buy a plan that unlocks a number of owner contacts plus services such as relationship managers. Once a deal is agreed, the platform sells add-ons: rent agreement, tenant verification, rent payment by card, packers and movers, painting and cleaning.
The apps you need to build
Most of the product lives in one app with two modes, plus a verification back office.
Tenant / buyer mode
- Map and list search with rent, BHK and furnishing filters
- Preferences: family, bachelors, pets, vegetarian
- Shortlist and compare properties
- Contact unlock with paid plans
- Schedule visits and chat with owner
- Rent agreement and move-in services
Owner mode
- Guided listing with photos and video
- Tenant preference settings
- Lead inbox with tenant profiles
- Mark as rented / pause listing
- Tenant verification request
- Rent collection reminders
Verification & admin
- Listing moderation queue
- Duplicate and broker detection
- Field visit or call verification status
- Plan and pricing management
- Service orders (agreements, movers)
- Fraud reports and user bans

The hard parts founders underestimate
- Keeping brokers out. Brokers pose as owners. Phone-number patterns, posting frequency and duplicate photo detection catch most of them; the rest need human checks.
- Stale listings. Owners forget to mark properties as rented. Automatic expiry and 'still available?' prompts keep the map trustworthy.
- The chicken-and-egg problem. You need listings to attract tenants and tenants to attract owners. Focus on a few localities and seed supply manually at launch.
- Protecting owner privacy. Owners hate spam calls. Masked numbers and in-app chat until the owner opts in solve most complaints.
- Legal documents. Rent agreements and stamp duty differ by state. Integrate a provider that already handles state rules.

Questions founders ask us
Can I build this only for PGs and hostels near colleges?
Yes. PG listings add room-sharing options, food plans and gender preferences; it is a focused MVP that works well near Knowledge Park or university areas.
Do I need a website as well as an app?
For property, yes. Individual listing pages on a fast website bring free search traffic that an app alone cannot.
How do you verify owners?
OTP-verified phone, document upload where needed, duplicate detection and an admin verification queue. Field verification can be tracked in the admin.
Can tenants pay rent through the app?
Yes, in phase 2 — rent payment by UPI or credit card through a payment partner that supports rent payments.
How long does a city rental marketplace take?
About 10–14 weeks for the MVP including website listing pages.
